After we made our offer last night, they made a sucky counter offer. We told the realtor we would reply the next day. Then in the morning, she called us with a more respectable counter offer. (Yes, they countered and the recountered.)

The main issue turns out to be the home theater equipment, such as the projector, sound panels, and all the other stuff that makes the home theater really cool. The seller's company designs home theaters, so he got this stuff at cost, and most of it is fairly new.

It turns out that their original intention was to not include that equipment with the sale of the house. Oops... But the realtor told us it was included. She told us last night that it was a miscommunication between her and the seller, and apologized.

So, their first (sucky) counter offer last night was to offer the original asking price WITH the equipment. Or drop $10k for the house without the equipment.

The seller values the equipment at approx. $15k his cost, and $25k retail.

Their second counter offer this morning morning was now $10k less with equipment, or $20k less without equipment.

So early this afternoon we went to Best Buy to price out the equipment. They don't carry the exact same stuff, but their home theater guys were kind enough to do online research for us. Turns out that his stated costs are about right. Factoring in that this equipment is already installed, the Best Buy Magnolia home theater guy thought that this as an ok deal. Not great, but good.

Now Joe and I have agreed on a new counter offer. Higher for us, low for them. Just waiting for the realtor to call me back so we can make our new offer.
